Every property on FirmHarbor is evaluated through a comprehensive, multi-stage vetting process designed to protect our investors and identify high-quality opportunities.
How we evaluate properties
Our real estate team combines proprietary data analytics with hands-on property assessment to ensure every investment opportunity meets our stringent quality standards. On average, fewer than 3% of properties we evaluate make it onto the platform.
Market analysis
We begin by analyzing macro and micro market conditions using AI-driven data tools. This includes population growth trends, employment data, infrastructure development plans, rental demand metrics, and historical property value trajectories for the target area.
Property sourcing & screening
Properties are sourced through our established network of local partners, auctions, and direct relationships. Each property passes an initial screening based on price-to-value ratio, rental yield potential, neighborhood quality score, and structural condition indicators.
On-site inspection
Our team conducts physical inspections covering structural integrity, mechanical systems, roofing, plumbing, electrical, and overall condition. We also assess the surrounding neighborhood, comparable rental properties, and local tenant demand firsthand.
Financial modeling
We build comprehensive financial models for each property incorporating acquisition costs, renovation budgets, operating expenses, insurance, property management fees, projected rental income, and multiple exit scenarios to forecast investor returns under different market conditions.
Legal & title review
Independent legal review confirms clean title, verifies zoning compliance, identifies any liens or encumbrances, and ensures all necessary permits and documentation are in order before the property is listed on the platform.
Investment committee approval
Every property must be unanimously approved by our Investment Committee before it goes live. The committee reviews the complete due diligence package and stress-tests the financial model against adverse scenarios to ensure investor protection.
What we look for in a property
Growth markets
We target cities and neighborhoods showing strong population growth, improving infrastructure, and rising economic activity.
Strong rental yields
Properties must demonstrate rental yields that provide attractive cash flow returns to investors after all operating expenses.
Structural soundness
Every property is inspected for structural integrity, mechanical condition, and compliance with local building codes and safety standards.
Tenant demand
We verify strong local rental demand through vacancy rate analysis, comparable rental listings, and demographic trend evaluation.
